When we evaluate a potential development we look at:

1. The track record of the developer
2. The local level of demand for rental and purchase property
3. The desirability of the area in terms of residential amenities
4. The strength of the economy of the local area, as an indicator for the buoyancy of the rental market, together with many other factors

Only when a potential investment passes all the tests we set for it, are we prepared to recommend it to investors.
